New York City's skyline is growing taller and more crowded it seems everyday.
Until recently, many New Yorkers have wondered if anyone is even filling all of the luxury condo developments popping up everywhere from Long Island City, Coney Island, and of course all over Manhattan.
The answer is, yes...enough of them.
But now there's a development being marketed towards buyers from Asia before New Yorkers or even Americans.
Wait, what?
The Lower East Side's One Manhattan Square is the tower in question, owned by Gary Barnett's Extell Development, also known for the most expensive apartment building in NYC, One57.
Whereas units at One57 go for around $100 million, the newer LES development is more affordable, listed between $1 to $3 million.
But what's catching people's attention is that One Manhattan Square is basically off limits for American buyers, with Extell offering units to buyers in China, Malaysia, and Singapore first.
While it's no secret that many of New York's most expensive and luxurious properties are filled by, or at least owned by, foreign investors this is a bit of a different story as the price range for One Manhattan Square wouldn't deter native buyers looking for a place in Manhattan.
Because you can't really buy an apartment in Manhattan for under $1 million, the One Manhattan Square price tag is actually... desirable?
Aside from the cost, and the fact that properties are being offered to foreign buyers before people who actually live in NYC-- or, God forbid, from NYC, the building's amenities are dropping jaws.
If you're Malaysian looking to buy in Manhattan, you can get first dibs on "an unprecedented 100,000 square feet of indoor and outdoor amenities." There are perks like a putting green, dog spa, covered dog run, 70-seat movie theater, and cigar room.
And that's all good and well, seems fun, and we probably wouldn't complain if we actually lived there.
But since recent data shows that NYC's luxury high rises account for a disturbing percentage of our carbon footprint, we have to wonder how efficient this new development is... because apartments are worse for the environment than cars.
